Design is an incremental process. You, and what you experience of your finished home is central to our process.

Here are the stages or increments to get you there: Pre Design, Schematic Design, Design Development, Construction Documents, Bidding and Construction Administration

Pre Design:

Assessing, Analyzing and Identifying

Assessing the work is a crucial first step. To get this right, we review the potential renovation or property and provide you with our preliminary assessment. A more in-depth analysis of the site is next. We do this in three main ways; Context (your immediate vicinity), Zoning (local bylaws), and Climate (broader environmental conditions). Identifying your needs is an equally important piece. We conduct a few interviews and work through a detailed questionnaire with you . . . and listen. The result is a Design-Brief, an organized tabulation of your needs and wishes.

Schematic Design:

Synthesizing your Experience

A good design possesses an essence that is more than the sum of its parts. We feel this essence is the 'experience' it provides you; the inhabitant. Capturing this experience is important to us. We capture this experience by creating vivid, immersive digital environments. The fidelity in creating such environments is something we work hard at achieving. An equally important component of this synthesis is a well-designed layout. This layout aims to address your needs while capturing the site's potentials and limitations. We also discuss materials, colors, and textures to round out the sensory aspect of this phase. This queues up the more tactile phase of developing the design next.


 

Design Development & Construction Documentation:

Verifying & Validating

If the Schematic Design is about synthesizing an experience for you, Design Development is about working towards its tangible reality. We introduce materials you can touch and feel. We look at rooms with you in greater detail. We collaborate with other design professionals to develop various facets of the design. We also begin estimating the Cost of Construction. This phase culminates in preparing drawings for a Building Permit.

The Construction Documentation phase comes next. This is when we engage with you in detail conversations about your home. A significant portion of the work is done behind the scenes to prepare the design for construction and pricing.


 

Bidding & Construction Administration:

We create a Bid Package to secure competitive bids and help you choose a builder. Construction Administration involves periodic reviews of the site to verify fidelity to the Construction Documents once construction commences. We will also approve the Builder’s applications for payment.

In certain instances, we commit to executing the construction work under our sister company Modern Green Home.
